What is S.A.F.E Self Storage?

What is S.A.F.E Self Storage?

What are the requirements?

  • Operators need to comply with all current Fire Services Department and Buildings Department regulations for self storage
  • This includes residing in buildings with permitted use as Industrial ‘GoDown’ or have approval for the necessary change of use
  • It means 2.4m wide corridors or a combination of Fire Boxes to maximize space
  • A 1m gap from the ceiling to the top of the units, with a maximum unit height of 2.35m
  • Maximum sized cluster of units is 50sqm before a 2.4m corridor or Fire Box
  • Enough windows to cover 6.25% of the gross floor area, of which 2% need to be fire access windows for the safe use of the Fire Service Department in case of an emergency

What should you look for?

  • We understand it’s difficult for everyone to recognize or even know what the industry requirements are
  • To assist, look for the SAFE seal of approval on operators’ websites and storefronts
  • Review www.safeselfstorage.org for a list of which sites have been approved on a site-by-site basis. It does not apply to all sites under a brand

Can I rely on these standards?

  • A GOLD seal represents a facility that is currently fully compliant. A SILVER seal indicates a rectification works plan has been approved
  • As layouts differ from facility to facility, S.A.F.E. has professionals to evaluate the facility and documentation
  • S.A.F.E. is conducted in partnership with Knight Frank, a global real estate solutions firm. Their team hold ‘Authorized Persons’ (AP) status in Hong Kong, a legal status authorizing them to approve plans and buildouts.
  • Knight Frank will review all AP provided documents and conduct inspections before deciding as to whether a site passes certification.
  • A GOLD certification lasts for 3 years, SILVER lasts for a year.
